Crews who install interior perimeter drains bid by the linear foot of foundation wall. Cost pages report by the square foot of floor. Those units do not convert, and the error runs one direction: it makes large basements look cheap.

Perimeter grows with the square root of area. For a square basement it is four times the square root of the floor area, so doubling the floor multiplies the wall by 1.41 and divides the per-square-foot price by the same 1.41. At $60 a linear foot, the midpoint of HomeGuide's 2026 interior range, the identical crew doing identical work prices out like this:

Nothing there changes but the shape of the hole. The 2,000-square-foot row costs half as much per square foot as the 500-square-foot row while costing $5,366 more in total. The two 1,000-square-foot rows are the same house by every listing description and $811 apart.

I walked a fixed route of twelve stores for years, logging eighty items a month for a government price index. The price was the easy part; it was printed. What moved was the container. A coffee can went from 16 ounces to 11.5 at the same price on the same shelf, and an index built on price-per-can would have logged no change while the cost per ounce rose 39 percent. Per-square-foot basement pricing has that defect.

Two cost guides can answer this question and never overlap. Angi's 2026 page reports a $5,240 average with most projects between $2,461 and $8,201. This Old House, updated March 4, 2026, reports $13,640 for a 1,000-square-foot basement, range $12,447 to $14,833. Angi's ceiling sits $4,246 below This Old House's floor. Neither is wrong. Angi averages everything filed under the phrase, including $600 crack seals. This Old House models one complete system.

What $40 to $85 a foot buys on the inside

The interior sequence is fixed enough to check line by line: saw-cut the slab six to eight inches out from the wall, hand-dig twelve to eighteen inches below it, bed perforated pipe in washed stone, seal the wall-floor joint with hydraulic cement, repour concrete. This Old House prices the sump pit and pump separately at $1,200 to $2,500.

An interior drain does not keep water out. It admits water at the wall-floor joint deliberately, collects it below the slab, and pumps it away. The wall stays wet.

Two bids at $62 a foot are not the same bid, and that is where the four-fewer-ounces problem shows up in a quote. A full perimeter on a 138-foot foundation comes to $8,556. The wet wall alone, 60 feet, comes to $3,720 at the same rate. Same unit price, $4,836 apart, and only one addresses the corner that has not leaked yet. Ask for the footage in the contract, not the total.

Exterior and interior systems are not competing products

They intervene at different points in one sequence, which is why comparing their ranges head to head answers nothing. Water arrives at the soil, saturates the backfill, presses on the wall, passes through it, and reaches the floor. Each route stops it at a different stage.

Exterior work rebuilds what the code contemplates at construction. IRC Section R405.1 requires drains around concrete or masonry foundations enclosing habitable or usable space below grade, set at or below the top of the footing, bedded on at least two inches of washed gravel, covered with six inches more, wrapped in filter membrane, and discharged by gravity or pump. It exempts foundations on well-drained Group I soils. A house with no footing drain was built on Group I soil, built before the requirement, or built wrong.

Excavation drives the exterior price, not the membrane. This Old House puts excavation at $50 to $200 per cubic yard and the full exterior range at $7,000 to $15,000, against $2,000 to $6,000 for interior methods. Access decides the rest: the same linear feet cost differently when a mini-excavator can reach the wall and when it cannot.

Pick by what is failing. If the wall is sound and you want a dry floor, the interior system does that for a third of the money. If the block cores hold water, if efflorescence returns after you scrub it, if freeze-thaw is spalling the face, an interior drain changes none of it, because the wall never dries.

The cheapest water to move is the water still outside

IRC Section R401.3 requires the grade to fall not fewer than six inches within the first ten feet of the foundation, a five percent slope. Impervious surfaces inside that ten feet get two percent. Check it with a four-foot level and a 2.4-inch block: 48 inches times five percent is 2.4 inches of drop. Do it at four points. Most wet basements I have looked at fail this at one corner and pass everywhere else.

Then do the volume. University of Nebraska-Lincoln Extension publishes the conversion at 0.623 gallons per square foot per inch of rain, so a 1,600-square-foot roof footprint sheds 997 gallons in a one-inch rain. Released at the wall, that goes into the backfill trench beside the footing, the loosest soil on the property.

Compare that with what a pump can do. Zoeller's data sheet for the Mighty-Mate M53, a 3/10 horsepower unit common in American sump pits, publishes 43 gallons per minute at five feet of lift, 34 at ten feet, and 19 at fifteen: 56 percent of its flow gone across that span. A floor eight feet down discharging at grade works near the ten-foot column, so 34 GPM is the honest number and 43 is the box. At that rate the 997-gallon roof takes 29 minutes of continuous pumping, and the pump only sees it because the downspouts handed it over.

Thunder has been grumbling west of here for an hour and the rain has not arrived, which makes this the useful hour rather than the dramatic one. The interval between the start of heavy rain and the first water on the floor is the most diagnostic number you own, and it is free. Minutes means surface water: grade, gutters, a window well. Hours, or the next day, means the water table rising in saturated soil, and no downspout extension reaches that.

Do the outside work before you take a single system quote. HomeGuide puts regrading at $500 to $1,000 for one side of a house and $1,000 to $3,000 for the full perimeter; above-ground downspout extensions cost $2 to $17 apiece, buried runs with a catch basin $150 to $350 per downspout. Sump discharge distance has no national figure in the IRC, and ten feet is where most local ordinances settle. Check yours, because that one genuinely varies.

How to price a single crack instead of a whole system

A leaking crack is not a $13,640 problem, and the sales path from one to the other is short. This Old House prices crack injection at $800 to $1,500 per crack.

Width and behavior decide the material. ACI 224.1R-07 sets the practical floor for epoxy injection at 0.002 inches of crack width; ACI 546R-14 puts the workable band at 0.002 to 0.5 inches. Under 0.010 inches the spec calls for low-viscosity epoxy at 500 centipoise or less. Measure yours with a credit card: ISO/IEC 7810 fixes ID-1 thickness at 0.76 mm, or 0.030 inches, so a crack that takes a card is fifteen times the ACI minimum and well inside the band.

The two disqualifiers matter more than the width. Epoxy needs a dry crack, because flowing water washes uncured resin out before it bonds; an actively leaking crack gets polyurethane, which cures on contact with water and seals without restoring strength. ACI 224.1R-07 is explicit that active cracks, the ones still moving with settlement or thermal cycling, should not get rigid epoxy at all, because they re-crack beside the repair. Tape a paper strip across the crack and date it.

What a finished basement does to the arithmetic

Finish changes the number twice, both times upward. The interior drain runs the full perimeter, so every finished wall along that perimeter gets demolished and rebuilt as part of the job. Nobody quotes that inside the per-linear-foot rate.

Finish also converts a wet floor into a claim. The ANSI/IICRC S500 standard for water damage restoration classifies clean water as Category 1 and holds that it degrades to Category 2 as it sits, commonly within 24 to 48 hours, faster in warm rooms and on organic material. S500 is a purchased ANSI document and I have not bought a current copy, so treat that window as consensus practice rather than a code line. The effect is not disputed: restorers flood-cut drywall 12 to 24 inches above the water line, and wet fiberglass batt in a wall cavity gets demolished rather than dried.   4. Time the delay. From the start of heavy rain to the first water on the floor.
